Surrey’s market behaves differently from Vancouver’s: prices are lower across most property types, but inventory turnover is faster and new-construction options outnumber resale in many segments.

Within Surrey, the spread between neighbourhoods is significant. South Surrey and Morgan Creek anchor the upscale segment with luxury detached homes near Crescent Beach, Ocean Park, and Morgan Crossing. Whalley / City Centre is the high-rise core, with SkyTrain access, Simon Fraser University’s Surrey campus, and the planned Central City growth. Fleetwood, Guildford, and Newton deliver established family housing with strong school catchments and access to retail centres. Townhomes drive Surrey’s family-housing growth. Side-by-side and stacked configurations both exist; key offer considerations are strata budgets, parking, end-unit premiums, and remaining warranty coverage on new-construction units.

Detached houses

Surrey’s detached-house market has the widest price range in the region — from entry-level family homes in older Newton and Cedar Hills pockets to luxury estates in South Surrey, Morgan Creek, and along Crescent Beach. Lot size, school catchment (Earl Marriott, Elgin Park, and the Pacific Academy area), and Surrey’s R-zoning categories (especially around future infill and coach-house rules) are the variables that drive value.

Commercial and industrial

Surrey is the second-largest industrial market in Metro Vancouver by inventory, with light-industrial parks in Newton, Port Kells, and Cloverdale. Retail strip plazas, mixed-use buildings along King George Boulevard and the highway corridors, and office space in Central City all trade actively. AG. Surrey still has more unbuilt land than any other Metro Vancouver city.
