About Fleetwood

Fleetwood is changing fast. The Surrey-Langley SkyTrain extension will bring three new stations to the area — 152 Street, Fleetwood (160 Street), and Bakerview-166 Street — making this one of the best transit-connected neighbourhoods in Surrey. Construction is underway, and new condo and townhome developments are going up along the future SkyTrain corridor.

The area around Fleetwood Town Centre (Fraser Highway and 160th Street) is the commercial heart of the neighbourhood. You will find grocery stores, restaurants, and small businesses here. The residential areas spread out from this centre with a mix of older single-family homes, newer townhome complexes, and some low-rise condos. Fleetwood Park is a large green space with sports fields and walking paths. Families like the area for its schools, parks, and the fact that you can still get more square footage for your dollar compared to areas closer to the SkyTrain that already exists.

Angela Song is a friend and a very professional realtor agent. She listens to our needs and requests, and assists us with our choices instead of imposing her opinions over us. She helped us purchase our first property in Surrey Fleetwood area five years ago. When we decided to move last year, she is on top of our mind. Her suggestions of time and listing price were so wise that we were able to sell our townhouse after one open house. I definitely recommend you to look for her help if you have any needs for selling or purchasing properties.

Frequently Asked Questions About Fleetwood

When will the SkyTrain come to Fleetwood?

The Surrey-Langley SkyTrain extension is under construction with an anticipated in-service date of 2029. The Fleetwood stretch of Fraser Highway will be served by three stations: 152 Street, Fleetwood (160 Street), and Bakerview-166 Street. This will significantly improve transit access, and it is already shaping where the City of Surrey is approving new density along Fraser Highway.

What is the average home price in Fleetwood?

Fleetwood's stock is mixed enough that an average across it means very little — 1970s ranchers on deep interior lots sit a few blocks from townhome complexes finished last year. FVREB folds Fleetwood into its wider Fraser Valley reporting rather than publishing a Fleetwood benchmark, and the market trend chart on this page shows that series with the source and reporting month attached. Detached dominates the side streets. Townhomes and low-rise condos cluster along the Fraser Highway corridor, which is also where the SkyTrain construction is. Age of build and walking distance to a future station platform are the two variables that separate otherwise similar homes here. AG. Song can pull comparables on a specific address.

Is Fleetwood a good area to invest in?

Rapid transit is why people ask. Three stations are going into the Fleetwood stretch of Fraser Highway, and the City of Surrey has land-use plans allowing higher density near them, so the corridor is where most new townhome and condo supply is being built. What that does to any one property depends on the property — nobody can promise a return, and we do not. Current benchmark pricing for the board area Fleetwood reports inside, with its source and reporting month, is charted above. For an assessment of a specific address, ask AG. Song.

What schools are in Fleetwood?

Fleetwood is in Surrey School District 36. Fleetwood Park Secondary is the main high school. Elementary schools include Old Yale Road, Serpentine Heights, and William F. Davidson. There are also several private school options nearby.

How diverse is Fleetwood?

Fleetwood is one of the most multicultural areas in Surrey. You will find South Asian, Korean, Chinese, and Filipino communities here, reflected in the restaurants, shops, and cultural events. English, Punjabi, Korean, and Mandarin are commonly spoken.
