agsong.ca provides general information about real estate in Greater Vancouver and the Fraser Valley: neighbourhood guides, market context, buying and selling processes, and an overview of services AG. Song offers. The website itself does not constitute a real estate trading service; trading services are governed separately by a written representation agreement between you and AG. Song (Disclosure of Representation in Trading Services / DORTS form) presented before any meaningful discussion of a specific property or transaction.

4. MLS® data and listings
Once Multiple Listing Service® (MLS®) data is integrated under the Greater Vancouver REALTORS®, Fraser Valley Real Estate Board, and Chilliwack and District Real Estate Board reciprocal agreement, listing information will appear with the standard attribution disclaimer required by those boards. AG. Song does not warrant the accuracy, completeness, or currency of MLS® data; the originating board assumes no responsibility for errors. Sold-listing data, where displayed, will sit behind a Virtual Office Website (VOW) authentication layer in compliance with the IDX/VOW reciprocal rules.
5. Federal foreign-buyer prohibition
The federal Prohibition on the Purchase of Residential Property by Non-Canadians Act prohibits most non-Canadians from purchasing residential property in Census Metropolitan Areas (which includes all of Greater Vancouver and the Fraser Valley) until at least January 1, 2027. Several exceptions apply (work-permit holders meeting specific conditions, joint purchase with a Canadian spouse, purchase for development, vacant land, and certain forms of acquisition by inheritance, divorce, separation, or gift). Penalties of up to $10,000 apply to non-Canadian buyers who breach the Act and to any person who knowingly assists them. Non-Canadian buyers must obtain independent legal advice before entering into an offer. AG. Song will help you assess whether an exception applies before recommending a property. 6. Material latent defect disclosure
Material latent defects, where known to the seller or to AG. Song, are disclosed in writing in accordance with the BC Real Estate Services Rules. The Property Disclosure Statement (PDS), if completed by the seller, is provided to the buyer as part of the transaction.
7. Privacy
Personal information you submit to agsong.ca is governed by the Privacy Policy, which describes collection, use, disclosure, retention, and your rights of access and correction under BC's Personal Information Protection Act.
8. Limitation of liability and governing law
To the extent permitted by BC law, AG. Song and Pacific Evergreen Realty Ltd. are not liable for indirect, incidental, consequential, or punitive damages arising out of or in connection with use of this website. These Terms are governed by the laws of the Province of British Columbia and the federal laws of Canada applicable in BC. Any dispute arising out of or relating to these Terms or use of agsong.ca will be brought exclusively in the courts of British Columbia.
