AG. Song, REALTOR® with Pacific Evergreen Realty Ltd. (the "Brokerage"), respects your privacy. This policy explains how personal information is collected, used, disclosed, and protected on agsong.ca and through related real estate services. AG. Song is bound by British Columbia's Personal Information Protection Act (PIPA) and, where applicable, the federal Personal Information Protection and Electronic Documents Act (PIPEDA).
1. Information collected
AG. Song may collect the following personal information when you interact with agsong.ca or engage real estate services:
- Identity: name, email address, phone number;
- Real estate context: property interests, neighbourhood preferences, budget, timeline, financing pre-approval status;
- Government-issued identification when required by FINTRAC anti–money-laundering rules at the transaction stage (this is collected only at the appropriate point in a transaction, not by the website);
- Technical: IP address, device type, browser, pages viewed, and cookie data for site functionality and analytics;
- Communications you send via email, web form, or phone.
2. Purposes — why information is collected
AG. Song uses your personal information only for purposes reasonable in the circumstances:
- To respond to consultation requests, property inquiries, and specific questions you send via the contact form;
- To provide real estate trading services under a written representation agreement;
- To send periodic market updates and listings, only if you have separately opted in to that communication;
- To meet legal obligations under the Real Estate Services Act (RESA), the Real Estate Services Rules, FINTRAC's Proceeds of Crime (Money Laundering) and Terrorist Financing Act, the federal Prohibition on the Purchase of Residential Property by Non-Canadians Act, and the BC Property Transfer Tax Act;
- To improve site usability and content via aggregate analytics.
3. Consent
AG. Song collects, uses, and discloses personal information with your consent. By submitting a form on agsong.ca you consent to AG. Song's use of that information for the specific purpose described next to the form. Marketing emails (newsletter, market report, listing alerts) require a separate, optional, unchecked opt-in checkbox — consistent with Canada's Anti-Spam Legislation (CASL). You may withdraw consent at any time by emailing the Privacy Officer (below); withdrawal does not affect lawful processing already completed.
4. Disclosure to third parties
Your personal information is disclosed only to:
- The Brokerage (Pacific Evergreen Realty Ltd.) and its managing broker, who has supervisory authority under RESA;
- Cooperating brokerages, lawyers, mortgage professionals, appraisers, home inspectors, and similar transaction participants — only with your direction or as required to complete a transaction you have initiated;
- Service providers who host the website and email systems (currently includes Coolify on a Contabo VPS, Cloudflare, and Google for OAuth and email forwarding) under contractual confidentiality terms;
- Government agencies when required by law — FINTRAC, Canada Revenue Agency, BC Property Transfer Tax administration, and BCFSA in the course of regulatory inquiry.
Some service providers are located outside British Columbia. Personal information transferred to them remains subject to contractual safeguards equivalent to BC PIPA standards.
5. Retention
Personal information is retained only as long as required to serve the purpose for which it was collected and to meet legal retention obligations:
- General inquiries: up to 24 months from last contact, unless the inquiry develops into an active engagement;
- Transaction records: minimum 7 years from the transaction close, as required by RESA s. 31 / Real Estate Services Rules and FINTRAC Record Keeping Requirements;
- Marketing list members: until you unsubscribe; AG. Song processes unsubscribe requests within 10 business days as required by CASL.
6. Security safeguards
AG. Song uses technical and procedural safeguards proportionate to the sensitivity of the information held. These include HTTPS/TLS encryption in transit, encrypted storage where available, access controls limiting personal information to AG. Song and (where required) the managing broker, and locked physical storage of any printed records. No system is fully secure; AG. Song cannot guarantee that information transmitted over the internet is immune from interception by third parties.
7. Cookies and analytics
agsong.ca uses a small number of essential cookies for core site functionality, including a cookie that records your cookie-consent choice. With your consent, we also use Google Analytics 4 (Google LLC) to understand aggregate site traffic and improve content, and the Meta pixel (Meta Platforms, Inc.) to measure the performance of our advertising. These tools collect identifiers such as IP address, device and browser information, and the pages you view — and, for the Meta pixel, Meta-assigned advertising identifiers. In combination this is personal information under BC PIPA, and it is processed on Google and Meta servers in the United States.
Google Analytics and the Meta pixel load only after you opt in through the cookie banner shown on your first visit. If you decline, only essential cookies are used. You can change or withdraw your choice at any time using the “Cookie preferences” link in the site footer, or by clearing this site’s cookies in your browser. 8. Your rights — access and correction
You have the right to ask what personal information AG. Song holds about you, the right to ask for correction of any inaccurate information, and the right to ask for the information to be deleted (subject to legal retention obligations above). Requests are responded to within 30 days as required by BC PIPA.

11. Changes to this policy
This policy may be updated to reflect new legal requirements, changes to AG. Song's practices, or the launch of new site features. The "Last updated" date at the top of this page reflects the most recent revision. Material changes will be flagged on the homepage for at least 30 days.
