Langley covers two municipalities — the City of Langley and the much larger Township — and the housing differs sharply between them. Willoughby has become the centre of new townhome construction in the Fraser Valley, drawing young families by the month. Walnut Grove is the established side: mature trees, strong schools, and a settled resale market. Fort Langley keeps its heritage-village character on the Fraser River, with a walkable downtown and character homes that rarely sit long.
Langley sits at the eastern end of the Surrey Langley SkyTrain, the 16-kilometre Expo Line extension whose terminus is planned for Langley City near 203 Street. With an anticipated 2029 opening, the line is already a factor for buyers weighing long-term value and commute along the Fraser Highway corridor.
