Langley Real Estate — What Buyers & Sellers Should Know

Langley is two distinct markets sharing a name. The City of Langley is a compact urban centre with apartment buildings, older single-family streets, and the planned terminus of the Surrey-Langley SkyTrain extension along Fraser Highway. The Township of Langley surrounds it with sprawling growth nodes — Willoughby and Yorkson dominating the new-construction townhome story, Walnut Grove holding the established family-housing inventory, Fort Langley anchoring the heritage and waterfront character market, and Brookswood-Fernridge and Aldergrove offering larger lots at lower per-square-foot prices. Most Langley searches actually mean the Township; the contract still says “Langley.”

The Township’s growth is concentrated in the Willoughby plan area. Townhome and condo construction along 200th Street, 208th Street, and the Willoughby Town Centre corridor has delivered thousands of new family units over the past decade. Willoughby buyers compare developer phases, parking allocations, strata warranty coverage, and how close a unit sits to the future SkyTrain corridor. To the north, Walnut Grove offers an established alternative with mature trees, family schools, and a charming Town Centre village. East of the 232nd Street interchange, Fort Langley adds the heritage village of the Fraser River with its character homes and walkable downtown.

The Surrey-Langley SkyTrain extension, with stations planned at 166th, 184th, 196th, and Langley City, is the largest single factor reshaping long-term value patterns in the Township. Properties within walking distance of station locations — especially around Willoughby Town Centre and the Langley City terminus — carry transit-oriented density potential that older zoning maps did not contemplate. Langley also has the largest Agricultural Land Reserve (ALR) footprint of any city in Metro Vancouver. Brookswood-Fernridge, parts of Aldergrove, and large sections of the Township are ALR or near-ALR — that affects what can be built, where, and on what timeline. ALR status is the first question to check on any large-lot Langley purchase that involves development intent.

Home Types in Langley

Condos and apartments

The Township has relatively few traditional condo buildings outside Willoughby and Yorkson, where developers have been adding wood-frame strata buildings beside the townhome communities. The City of Langley carries the bulk of older apartment-style condos, with newer concrete projects planned around the future SkyTrain terminus. Strata fees, depreciation reports, and remaining new-home warranty coverage are the offer-time variables that matter most.

Townhomes

Townhomes are the dominant Langley property type and the reason most buyers come here from Surrey, Burnaby, or East Vancouver. Willoughby, Yorkson, Routley, and Latimer Heights ship the bulk of new-construction townhome inventory in BC alongside Surrey. End-unit premiums, parking (single-car vs. double-car garage), strata bylaws around rentals and pets, and proximity to the planned SkyTrain corridor are the comparison points AG. Detached houses

Detached houses span Walnut Grove’s established family streets, Fort Langley’s heritage character inventory, Brookswood-Fernridge’s larger lots, and Aldergrove’s eastern half-acres. Lot size, ALR adjacency, septic vs. municipal sewer, well vs. municipal water, and school catchment (D.W. Poppy, Walnut Grove Secondary, R.E. Mountain) all factor into value. South Langley’s waterfront and view lots carry the highest per-square-foot premiums.

Commercial and industrial

Langley’s commercial inventory clusters along the Highway 1, 200th Street, and Glover Road corridors, with light-industrial parks in Gloucester, Latimer, and along Mufford Crescent. Retail strip plazas, mixed-use buildings, and warehouse space all trade actively. The Township is one of the more flexible Metro Vancouver jurisdictions for small industrial leases, which makes it attractive to growing local businesses.

Land and ALR parcels

Langley has the largest ALR footprint in Metro Vancouver — large sections of Brookswood-Fernridge, Murrayville, Otter District, and Aldergrove sit on or near ALR land. That changes what can be built and on what timeline. For non-ALR development land, Willoughby and the SkyTrain corridor offer the most active rezoning activity. AG.
