About Whalley

Whalley is Surrey's downtown and the only Surrey town centre served by Metro Vancouver's rapid transit system. Four Expo Line SkyTrain stations — Scott Road, Gateway, Surrey Central, and King George — make it the best transit-connected area south of the Fraser River. The City Centre core around King George Boulevard and 104th Avenue is where most new high-rise condo towers are going up, including 3 Civic Plaza at 50 storeys (164 metres) — the tallest building south of the Fraser. The broader Whalley area has a population of about 102,555, making it Surrey's second-largest community after Newton.

Surrey City Hall, the main library branch, Simon Fraser University's Surrey campus, and Kwantlen Polytechnic University's Civic Plaza campus are all in Whalley. SFU Medical — Western Canada's first new medical school in 50 years — welcomed its first class in 2026 and will move into a permanent Centre Block facility by 2030. Holland Park provides a well-maintained green space in the middle of the urban core. For investors and first-time buyers, Whalley offers some of the lowest condo prices in Metro Vancouver with direct SkyTrain access to downtown Vancouver in 35-40 minutes.

Transit & Getting Around

Whalley is the transit hub of Surrey with four Expo Line SkyTrain stations: Scott Road, Gateway, Surrey Central, and King George. The ride to downtown Vancouver takes 35-40 minutes. Surrey Central station has a major bus exchange connecting to routes across Surrey and into Langley. The upcoming Surrey-Langley SkyTrain extension (opening 2029) will add further connectivity eastward. For drivers, King George Boulevard runs north-south through the community, and Highway 17 (Scott Road) provides access to Highway 99 and the Alex Fraser Bridge.

Central City Shopping Centre is attached to Surrey Central SkyTrain station, with 120+ stores across 1.1 million square feet including SFU Surrey campus on the upper floors. King George Hub, a mixed-use development at King George Station, adds retail and dining. King George Boulevard has a wide range of restaurants representing Indian, Chinese, Vietnamese, Korean, and Middle Eastern cuisines. The 104th Avenue corridor west of King George has become a growing food and nightlife destination.
