Vancouver’s residential real estate is shaped by three forces that do not move in lockstep: federal mortgage qualification rules and the Bank of Canada’s policy rate, the City of Vancouver’s evolving zoning regime (multiplex housing on most single-family lots, the Broadway Plan, transit-oriented density along the Cambie Corridor), and the federal Prohibition on the Purchase of Residential Property by Non-Canadians Act. Pricing and inventory shift on the news cycle for each. Reading the Vancouver market means reading all three.
Westside detached prices in Kerrisdale, Dunbar, Point Grey, and Shaughnessy hinge on lot value, school catchment, and the now-permitted multiplex potential of single-family lots under recent City of Vancouver rezoning. The Cambie Corridor and Oakridge are the densification spine — concrete condos along the Canada Line, with new tower releases at Oakridge, King Edward, and Marine-Drive stations. Condos and apartments

Detached houses
Westside detached houses (Kerrisdale, Dunbar, Point Grey, Shaughnessy, Arbutus Ridge) price largely on lot value, school catchment, and multiplex-development potential. East Vancouver detached (Hastings, Renfrew, Killarney, Victoria-Fraserview) ranges widely depending on lot size, view, and condition. Commercial and mixed-use
