SkyTrain terminus 2029 — walkable downtown, urban density, and a transit-driven future

A neighbourhood guide by AG. Song, REALTOR®

About Langley City

Langley City is a compact, 10.18 km² municipality within Metro Vancouver — distinct from the much larger Township of Langley that surrounds it. With a population density of 2,845 people per km² (2021 Census), it is the most urban community in the Langley area. The downtown core along Fraser Highway has 500+ independent shops, restaurants, galleries, and services in a walkable, pedestrian-friendly grid with free parking.

The transformative change coming to Langley City is the Surrey-Langley SkyTrain extension, a 16 km elevated guideway opening in late 2029. Langley City gets two stations: Willowbrook (196 Street and Fraser Highway) and Langley City Centre (203 Street and Industrial Avenue). Both include transit exchanges connecting to regional bus networks. This is the first rapid transit link Langley has ever had — expect significant density increases, condo development, and property value uplift around both stations in the years ahead. Buyers positioning now are betting on a transit premium that has historically added 10-20% to property values near new SkyTrain stations in Metro Vancouver.

Transit & Getting Around

Langley City is about to go from bus-only to rapid transit. The Surrey-Langley SkyTrain extension (opening late 2029) will bring two stations: Willowbrook at 196 Street and Fraser Highway, and Langley City Centre at 203 Street and Industrial Avenue. Both include new transit exchanges. Currently, TransLink Route 501 connects Langley Centre to Surrey Central Station, Route 595 runs to Maple Meadows Station, and Route 562 serves Walnut Grove. Driving to downtown Vancouver is about 50-60 minutes via Highway 1. After 2029, SkyTrain will cut the transit commute to King George Station to under 30 minutes.

Shopping & Dining

Downtown Langley has 500+ unique shops, services, and restaurants in a compact, walkable grid. The Downtown Langley Business Improvement Association promotes the area with events like the Mural Walk (25+ public murals), Arts Alive Festival, and Summer Concert Series. You will find distilleries, international restaurants, fine art galleries, antique shops, and specialty retailers. McBurney Plaza and the historic Innes Corners anchor the district. Cascades Casino Resort is in the downtown area. Free street parking throughout — a rarity in Metro Vancouver.

What clients say about working with AG. Song

5.0from 3 Google reviews
Angela Song is a friend and a very professional realtor agent. She listens to our needs and requests, and assists us with our choices instead of imposing her opinions over us. She helped us purchase our first property in Surrey Fleetwood area five years ago. When we decided to move last year, she is on top of our mind. Her suggestions of time and listing price were so wise that we were able to sell our townhouse after one open house. I definitely recommend you to look for her help if you have any needs for selling or purchasing properties.
