Pacific Evergreen Realty Ltd. is the brokerage for this service. AG. Song is a REALTOR® who works with Richmond buyers and sellers in Mandarin (普通话), Cantonese (廣東話), and English. Contract clauses, property records, strata documents, and negotiation are reviewed directly with the client. No translator stands between the client and the person representing the transaction.
Richmond does not read as one market. Brighouse has a city-centre mix of concrete apartments and civic amenities. West Cambie connects newer strata housing with Bridgeport and Aberdeen. Terra Nova, Broadmoor, and Seafair lean toward detached homes and townhomes, while Hamilton sits on the eastern side of the city. Steveston has its own working-harbour history, documented by the Gulf of Georgia Cannery, and a housing mix that needs to be assessed property by property.
Along No. 3 Road, TransLink's Canada Line map identifies Bridgeport, Aberdeen, Lansdowne, and Richmond-Brighouse stations. A short walk to a station may help a daily commute, but it does not answer the building questions. AG. Song reviews strata minutes, depreciation reports, insurance, bylaws, contingency funding, parking, storage, and planned work before a buyer decides whether to remove subjects.
Richmond due diligence by area:
| Area | Common property questions | Records to check |
|---|---|---|
| Brighouse, Lansdowne, Aberdeen | Building age, construction, transit access, aircraft noise | Strata minutes, depreciation report, insurance, bylaws |
| Steveston | Building envelope, waterfront exposure, visitor traffic, repair history | Inspection, disclosure, permits, strata records where applicable |
| Terra Nova, Broadmoor, Seafair | Lot dimensions, renovations, drainage, school catchment | Title, survey, permits, zoning, insurance terms |
| Hamilton, West Cambie | Commute, surrounding land use, strata planning, future construction | City zoning, strata documents, disclosure, current listings |
The legal language in a BC offer matters. Subject clauses, the home buyer rescission period, deposits held in the brokerage trust account, title review, completion, and possession are explained in the client's preferred language. AG. Song identifies where independent legal, tax, financing, inspection, or insurance advice is required. A REALTOR® explains the real-estate process; a REALTOR® does not replace those professionals.
Language access matters most at the points where a decision becomes binding. These are the stages where a misunderstanding is expensive rather than merely inconvenient.
Ask for anything you have signed, or are about to sign, in the language you think in. That request is normal and it is yours to make.
| Stage | What gets read together | Who else you may need |
|---|---|---|
| Before an offer | Title search, strata document package, disclosure statement, depreciation report | Lawyer or notary, inspector |
| Writing the offer | Subject clauses, deposit terms, completion and possession dates | Lender or mortgage broker |
| Subject removal | Inspection findings, insurance terms, financing confirmation | Inspector, insurer, lender |
| Before completion | Final documents, adjustments, keys and possession timing | Lawyer or notary |
Richmond's physical setting creates additional checks. The City of Richmond describes its dike and drainage system for a floodplain community. YVR publishes a noise-management plan, and City airport-zoning rules can affect building height. The Agricultural Land Reserve also creates firm land-use boundaries. These are address-level questions. A nearby approval, quiet showing, or open view is not proof that the same condition will continue for the subject property.
Sellers receive the same language access. AG. Song reviews recent comparable evidence, current competing listings, property condition, presentation, disclosure, and offer terms through Pacific Evergreen Realty Ltd. An evaluation is an opinion based on the available evidence, not a promised sale price. If the property is strata, the document package is prepared early so buyers can read it before an offer deadline.
Some decisions involve parents, adult children, and advisors in different time zones. AG. Song can conduct the discussion in Mandarin or Cantonese while keeping the written transaction record clear in English. Every client receives the same service without discrimination. Where family members have different instructions, the person or people named as clients make the final decision.
