South Surrey sits between the US border and the rest of Surrey, giving it a distinct small-town feel. Sub-areas include Crescent Beach, Ocean Park, Grandview Heights, Sunnyside, Morgan Creek, and Elgin Chantrell — each with its own character. Crescent Beach has a walkable pier and beachfront homes. Transit & Getting Around

South Surrey does not have direct SkyTrain access yet. King George Station is the closest SkyTrain stop, about 15-20 minutes by car. Bus route 351 connects to White Rock and the rest of Surrey. Highway 99 runs through the area, giving you a straight shot to the Peace Arch border crossing (5-10 minutes) or Vancouver (40-50 minutes without traffic). Highway 15 connects to Langley and the Trans-Canada. Most residents drive, and parking is easy compared to Vancouver.

Shopping & Dining

Grandview Corners is the main shopping area with Save-On-Foods, Shoppers Drug Mart, and chain restaurants. Morgan Crossing is a newer outdoor shopping centre with brand-name stores, cafes, and a movie theatre. Downtown White Rock (Marine Drive) has independent shops, seafood restaurants, and ice cream spots along the waterfront — a 5-minute drive from most South Surrey homes.
