About Cloverdale

Cloverdale has two sides. The historic downtown core along 176th Street has a heritage feel — brick storefronts, the annual Cloverdale Rodeo, and character homes on large lots. Then there is Clayton Heights, one of the fastest-growing residential areas in all of Metro Vancouver, where new townhome and single-family developments go up every year.

Clayton Heights attracts young families who want new construction at prices lower than South Surrey or Vancouver. The area around 188th Street and 72nd Avenue is the development centre, with new schools, parks, and commercial space being built to match the population growth. Meanwhile, Cloverdale proper keeps its agricultural roots — the area is close to the Agricultural Land Reserve, and you can still find hobby farms and acreage properties. The Cloverdale Rodeo and Country Fair, held every Victoria Day weekend, is one of the biggest community events in the Fraser Valley.

Transit & Getting Around

Cloverdale does not have SkyTrain access. The closest station is King George, about 20-25 minutes by car. Bus route 502 R5 RapidBus runs along Fraser Highway to King George Station. Highway 10 (56th Avenue) and Highway 15 (176th Street) provide connections to Langley, Delta, and the border. Clayton Heights has convenient access to Highway 1 via 192nd Street, making the drive to Langley or Abbotsford straightforward. Most residents drive.

Shopping & Dining

Historic Cloverdale downtown (176th Street) has antique shops, bakeries, and independent restaurants. Clayton Heights has newer commercial areas with chain stores and restaurants along 188th Street. Cloverdale Market at 64th Avenue has grocery stores and daily errands covered. For larger shopping, Willowbrook Mall in Langley is a 10-minute drive.
