About Clayton Heights

Clayton Heights is one of Metro Vancouver's fastest-growing residential neighbourhoods, transforming from agricultural land into a modern, master-planned community of townhomes, single-family homes, and low-rise condos. Young families are drawn here for the new housing stock, competitive prices compared to South Surrey or Vancouver, and the investment in schools and parks.

Three secondary schools serve the area — Clayton Heights Secondary (with a 1,000-seat expansion underway), Salish Secondary, and Sullivan Heights — alongside new elementary schools built specifically for the growing population. Hazelgrove Park has Surrey's first purpose-built parkour course, and the new Clayton Community Centre combines arts, library, and recreation in one building. Fraser Highway runs through the area as the main corridor, with Highway 1 access via 176th or 200th Street.

Transit & Getting Around

Clayton Heights is served by bus routes 320 (Surrey Central to Langley Centre via Fraser Highway), 370 (Cloverdale/Willowbrook), and 372 (Clayton Heights to Langley Centre). Surrey Central SkyTrain station is about 7 km south. The future Surrey-Langley SkyTrain along Fraser Highway will improve rapid transit access, though no completion date has been announced. Highway 1 is accessible via 176th or 200th Street.

Shopping & Dining

Clayton Crossing Shopping Centre on Fraser Highway has chain stores and restaurants. Cloverdale Crossing at 64th and 176th Street has Save-On-Foods and 19+ stores. Willowbrook Shopping Centre in Langley (undergoing major redevelopment) is a 5-10 minute drive east. Local grocery options include Fruiticana on 176th Street.
